The service
Area Report creates PDFs and detailed text describing the surroundings of an address in Japan, using user-provided documents and public information. It serves individuals looking for a home and property sales and brokerage work. Answers, corrections and revised outputs in the same case are included.
Public sample and paid reports
A public sample PDF can be viewed and downloaded without registration. Custom reports require payment from the first order. Property details and documents are saved, and production begins after payment is confirmed.
One-time orders for individuals
Individuals who are not ordering as a corporation can order one case for JPY 1,980 including tax. There is no automatic renewal or recurring charge. This option is not available to corporate customers. Select your customer type on the order confirmation screen.
Each payment applies to the one case selected at ordering. It includes answers, revisions, new outputs and report viewing and downloads for that property. Answers, corrections and retries within the same case do not incur another charge. Order a different property as a new case.
Monthly price and renewal
The monthly plan costs JPY 9,800 including tax for individuals and businesses. Reports are unlimited during the paid period. The first month starts when payment is received, with the next renewal one month later.
Cards are charged automatically each month under your order consent. With invoice and bank transfer, you receive an invoice by email each month and make the transfer yourself. This is not a bank direct debit. An unpaid initial order does not start a recurring contract or accumulate monthly invoices.
First-month-free coupons
A valid first-month coupon is for the monthly plan only and can be used once by the verified email address to which it was issued. After successful monthly registration, the first month is JPY 0, then JPY 9,800 including tax each month. The confirmation screen shows the actual access period. Card payments renew automatically; bank transfer customers pay each monthly invoice themselves, without registering a card. Cancel the next renewal in Plans and payment. Accepted cases remain available after the access period ends. A coupon does not discount one-time property orders.
Payment, cancellation and refunds
Abcas is the billing party and payments are processed through Stripe. Access is granted after payment is confirmed, not merely by opening or returning from a payment page. Registration and saving inputs alone do not create a charge.
Cancel the next monthly renewal in “Plans and payment”. You can continue until the end of the paid period; new requests after that require payment. For both one-time and monthly orders, answers, corrections and report viewing and downloads for accepted cases remain available. Downloads for accepted cases have no expiry.
There is no prorating or routine cancellation or refund, except to correct billing errors or as required by law. Before payment, we show the tax-inclusive price, amount due, whether charges recur, and renewal and cancellation terms. An unpaid payment process can be cancelled from the payment screen.
Documents and research
Upload only documents you are authorised to provide. Public information, document statements and your instructions are recorded separately. Some information may remain unverified depending on available sources. Reports do not replace on-site checks or checks required for a transaction. Request corrections from the case screen.
Data and continued access
For standard access, verify your email in the original browser before using an email link to restore access in another browser. Existing free access under a valid coupon is preserved. Existing unlimited free access started with a coupon continues in the same browser without email verification or email recovery. See our Privacy notice for document and report handling.
